A parcel is not a data centre site because the land is available. Power, fibre, water, planning, community and a delivery path have to be capable of lining up. That test is geographic.

NSW — Mature / constrained

Western Sydney

The established Australian market. The 330 kV network is already heavily committed to data centre load.

Follow the power. In this corridor the power is spoken for unless a proponent funds the works, or a different connection point can be made to stand up. Land is available. That is not the gate.

Power
In June 2026 Transgrid told connection applicants that the 330 kV network in Western Sydney was close to full, that about 1.5 GW of new data centre load had been contracted, and that more than 8 GW of prospective load was in advanced discussion. Further connections should expect to fund augmentation. A distribution connection does not step around that.
Transmission
Transgrid transmission, with distribution through the local network service provider. Augmentation lead time is now part of the development programme.
Generation
Not a generation play. This corridor is a load on the Sydney system. Firm supply is a connection and system question, not a nearby power station.
Fibre
Strong. Sydney is the primary Australian interconnection city. Diversity and the route into the particular precinct still have to be designed.
Water
Potable water and recycled water are both constrained conversations in Western Sydney. The cooling basis has to be set before the cost plan is real.
Planning
Industrial zonings exist across the western precincts. Cumulative load, noise, traffic and visual impact are now part of the consent, not a late review.
Industrial context
Established industrial land, with values already set by data centre demand. A zoned lot is the start of a file, not a site.
Community
Tolerance is tighter than it was. Power, water and local impact are public issues. Allow time for that, and do not treat it as a communications exercise at the end.
Delivery
Equipment lead times are long. Connection works can sit on the critical path ahead of the building. Price the augmentation, or do not call the programme credible.
Status
Mature market. Constrained power. Screen the connection before the parcel.
